Selling Your Home in Colorado?

Be sure to ask anyone wishing to view your property if they are working with an agent (Buyer's Broker). Get the name and contact information for their representative, if they have one.
You must disclose any known material or latent (hidden) defects to the best of your current knowledge. Do NOT hide or lie about material facts you know about the house. Your agent can advise you on this disclosure.
Do Not disclose ANY proprietary information regarding your selling motivation, needs or situation. These may be used against you in negotiations and prevent you from getting the best deal possible on your property.
Preparing your home for sale:
De-clutter the house. Remove unnecessary items and clutter, especially in the kitchen, garage, basement and storage areas. Even if you have to rent a storage unit until your house sells. This gives a "cleaner" more spacious appearance to a prospective buyer. They can imagine what they will do with that space.
Secure your valuables. It is best to secure valuables, including medications, jewelry, heirlooms, etc. when you put your home on the market.
De-Personalize your house. It is best to remove family pictures, plaques, awards and "trophies" of a personal nature. That allows a prospective buyer to not feel like they are in "your" home so they can more easily imagine this being "their" home.
Curb appeal is important. Well kept landscaping and a clean, inviting appearance is important. If a prospective buyer won't get out of the car, they can't see your wonderful interior.
Keep your house clean. During the "listing period" keep your house picked up and "extra" clean as this makes the house more attractive to a prospective buyer. You want them to picture how nice it would be to live there.
