Purchasing a foreclosure property can seem complicated and even confusing. As a Certified Short Sale and Foreclosure Resource Agent, I can help you navigate that uncharted territory. There are a lot of opportunities involving "distressed properties" which include HUD Foreclosures, Bank Owned Foreclosures (known as REO properties), and Short Salse. I can help you understand the difference between each of these and explain how to work with the different processes required for purchasing one of these properties.
As a HUD Registered Buyers Agent, I can guide you through the process of finding and bidding on a HUD property. I can make the electronic bid and follow the process to completion with you.
Short Sales have a reputation for being frustrating and intimidating. Many real estate agents will not work with Short Sale properties because of their reputation. While they may be time consuming; often taking longer to close than other transactions. They have no guarantees of being approved but there are plenty of good opportunities in the Short Sale market. Short Sale buyers must have patience to let the process run its course. Short Sales are a part of our industry and will be with us for a long time to come. Understanding that, I have gained the experience and knowledge to be successful with Short Sale transactions.
Bank Owned or Lender Owned Foreclosures are yet a different kind of distressed property transaction. They are generally not on the market very long, and they move quickly to closing once an offer is accepted. As a prospective buyer, you must have all of your financing approvals in order before attempting to take advantage of a Real Estate Owned (REO) property.
