  • See a mortgage broker or bank to get pre-qualified.  This gives you a better negotiating position if you already know you can get a loan for "X" amount of money.  The worst thing you can do is find a perfect house then go shopping for the loan... get the loan first, it is like having cash in your hand!  In today's market, it is essential to be pre-qualified before making an offer on a property.
  • Know your needs.  It is best to have a good idea of the size of home you need and can afford, and what location or area will best meet your needs for schools, shopping, churches, family and work.
  • Hire a Broker/Agent.  A buyer's agent can save you time by utilizing their resources and skills to help you find highly qualified listings in your desired geographical area and budget.  Most people do a lot of their own search on the internet.  While these are great resources, Realtors® have the most accurate resources to take those initial lists and narrow them down to the best properties for you to shop.

Things to take with you:

  • A notebook and pen to take notes as you search.
  • Detailed maps with areas of interest highlighted.
  • A folder for fliers, brochures and ads of properties
  • Camera... still or video
  • Your licensed Broker

Searching Ads (Magazines or Newspapers) and Driving Neighborhoods

  • Write down as much information as possible or save the ad
  • Call your agent with the information so they can get additional details for you.
  • Do Not call the listing agent directly.  Go through your Broker.
  • Do Not call the owner directly, even if the phone number is listed
  • Do Not approach the owner under any circumstances if you drive by the property.  Always utilize the services of your Broker/Agent.

Visiting Open Houses

  • Upon entering the home, disclose immediately that you are working with a Broker (Buyer's Agent)
  • Immediately give your broker's card to the agent or owner holding the open house.  If they require you to be accompanied by your agent, DO NOT view the property.  Call your agent as soon as possible so they can set an appointment to view the property with you.
  • DO NOT disclose ANY information regarding your buying motivation, needs or situation.  This can be used in future negotiations to prevent you from getting the best deal possible in your purchase.
  • DO NOT discuss your likes and dislikes with the owner or agent. (Disclosing such information may also affect your ability to negotiate.)
